Epoxy & Coating Removal

Epoxy and coating removal is the process of mechanically stripping failed or unwanted floor coatings down to bare concrete using industrial diamond grinders, shot blasters, and scarifiers. It's the necessary first step when an existing floor coating has failed, or when you want to change to a different system.

Failed epoxy is a common problem across Tampa Bay. DIY kits, budget installs, and coatings applied without proper moisture testing or surface preparation inevitably delaminate, peel, or develop hot-tire pickup. The failed coating must be completely removed before a new system can be installed.

We use industrial planetary grinders with diamond tooling specifically designed for coating removal. Unlike chemical strippers that create hazardous waste, or sanding that loads up and burns, diamond grinding cuts cleanly through coatings and into the concrete beneath, removing both in a single efficient pass.

We remove all types of floor coatings:

1. Evaluation: We identify the coating type, thickness, and condition to determine the best removal approach and tooling.

2. Preparation: The work area is cleared, doorways are sealed, and HEPA dust extraction is connected to all equipment.

3. Diamond Grinding: Planetary grinders with appropriate diamond tooling remove the coating and a thin layer of concrete in a single pass. Multiple passes may be needed for thick or multi-layer coatings.

4. Edge Work: Grinders can't reach within 1" of walls. Edges and corners are completed with hand-held grinders to ensure 100% removal.

5. Cleanup: The floor is thoroughly vacuumed and wiped clean. You're left with bare, profiled concrete ready for its next finish.

6. Final Inspection: We review the floor with you, confirming complete removal and satisfactory surface profile.

How much does epoxy removal cost in Tampa Bay? Coating removal typically ranges from $2–$4 per sq. ft., depending on coating thickness, type, and the condition of the concrete beneath. We provide free on-site evaluations and firm pricing before any work begins.

Can you remove epoxy without damaging the concrete? Yes — professional diamond grinding removes the coating and a controlled layer of concrete (typically 1/32" to 1/16"). The concrete's structural integrity is not affected. The new surface is actually better prepared for coating than the original.

How long does epoxy removal take? A standard 2-car garage with failed epoxy typically takes 4–8 hours to remove. Commercial spaces vary widely based on square footage and coating type.

Do I need coating removal, or can I recoat over existing epoxy? Recoating over existing epoxy is possible only if the existing coating is sound, clean, and properly profiled. If the existing coating is delaminating, peeling, or has moisture blisters, it must be fully removed. We evaluate this during your free consultation.

Is chemical stripping an option? We do not recommend chemical strippers for floor coatings — they create hazardous waste, require neutralization, and can leave chemical residue that compromises the new coating's bond. Diamond grinding is faster, cleaner, and more reliable.
