Concrete Grinding & Surface Preparation

Concrete grinding is the mechanical process of using diamond-impregnated abrasives to remove the top layer of concrete, creating a clean, uniformly profiled surface that coatings can properly bond to. It's the single most important step in any floor coating project — and the step most often skipped or short-changed by budget contractors.

Our industrial diamond grinders use planetary heads that self-level across the concrete surface, ensuring consistent material removal across the entire floor. The machines are connected to HEPA-filtered dust extractors that capture dust at the source — no airborne dust, no mess in adjoining spaces.

We grind to the depth required for your specific project: from light scarification to remove surface contaminants, all the way to aggressive grinding that removes up to 1/8" of concrete to level uneven slabs or expose fresh aggregate.

Diamond Grinding: Our primary method. Planetary grinders with diamond-segmented tooling. Best for most residential and commercial applications. Provides consistent profile across large areas. HEPA dust collection.

Shot Blasting: Uses steel shot propelled by centrifugal wheel to clean and profile concrete. Faster than grinding on large open floors. Best for warehouses, parking garages, and industrial spaces. No water or chemicals.

Scarifying: Light-duty mechanical scraping for removing thin coatings, adhesives, and surface contaminants. Used for spot-treatment or light-prep scenarios.

Which method is right for your project? We evaluate your concrete's condition, the type of coating being installed, and the square footage to recommend the most efficient and effective method. Most residential projects use diamond grinding; most large commercial projects use shot blasting.

Before we start: We move all items out of the work area or cover them with protective sheeting. Entry points are sealed with zippered door barriers to contain any residual dust.

During grinding: Our machines run with HEPA vacuum attachments — you'll hear the grinding but won't see dust. For attached garages, we use negative air pressure to ensure no dust enters the home.

After grinding: The floor is vacuumed and wiped clean. You can walk on it immediately. The surface will feel rough to the touch — that's the profile that ensures your coating bonds permanently.

Timing: A standard 2-car garage takes 4–6 hours to grind. Commercial spaces vary by square footage and concrete condition. We can grind and coat in consecutive days — no waiting period.

Is concrete grinding necessary for garage floor coatings? Yes — absolutely. Acid etching (the DIY alternative) cannot create the consistent surface profile needed for long-term epoxy or polyaspartic adhesion. Grinding is the only reliable method.

How much does concrete grinding cost in Tampa Bay? Grinding typically ranges from $1–$2.50 per sq. ft., depending on concrete condition and whether coatings need to be removed. When bundled with a coating installation, grinding is included in the total project price.

Can you grind concrete that has existing epoxy? Yes — diamond grinding is the standard method for removing failed epoxy and other coatings. The coarse diamonds cut through the coating and into the concrete, removing both in one pass.

Does concrete grinding make a mess? We use HEPA-filtered dust extraction on all equipment — dust is captured at the source, not blown into the air. Our process is clean enough for occupied homes and active businesses.

Will grinding damage my concrete? Professional grinding removes only the surface layer needed to create a bond profile (typically 1/32" to 1/8"). It does not damage the structural integrity of the slab.
